How a proper paver sealing job is done
Clean, re-sand, seal. In that order, with nothing skipped. Here's what each step involves and what to ask for when you get a quote.
Three steps, in this order
Most seal jobs that fail early skipped the work before the sealer.
Deep clean
Dirt, algae, old staining and every weed in the joints come out first. Sealer over dirt just traps the dirt, so this is the step that decides how the job looks.
Re-sand the joints
Fresh joint sand is swept into every gap so the pavers settle back into place. Full joints reduce weed growth and delay ants moving back in.
Seal
The finish you pick goes on and helps bind the sand in place. Most jobs get two coats. Walk on it in hours; drive on it after 48+ hours.

Why re-sanding isn't optional
Joint sand is what helps hold pavers together. Every rainy season washes some of it out. Once the joints open up, weeds root, ants move in and push more sand out, and the pavers start to shift.
A sealer can only hold the sand that's there. Sealing over empty joints seals the problem in instead of addressing it.
What to ask for in a quote
- Is cleaning included, and how?
- Embedded dirt, algae and old staining should come out before anything else goes on.
- Will every joint be re-sanded?
- It should be standard on the quote, not an upcharge after the fact.
- How many coats?
- Two coats is common. Ask what the contractor recommends for your pavers and why.
- Which finish, and can I see it?
- Natural, Wet Look or Shiny. Ask to see a sample on your own pavers.
- When can I drive on it?
- Usually 48 to 72 hours, depending on weather. Get the exact cure time in writing.
- Proof of insurance?
- Ask us for it at any time.
